GPA stands for general power of attorney. General power of Attorney is a legal instrument that is used by a person (granter) to confer authority on other person (grantee) to act on his behalf. The action performed by GPA holder is deemed to be performed by granter itself. But, one fact with GPA is that it doesn’t give any ownership of the property to the grantee.

If you wish to give all the rights for all your properties or all the rights for one property or all rights of banking. you should create general power of attorney or commonly termed as GPA.
For a individual residing in GPA property it is an uphill task to get a Loan against Property from a bank. Banks don’t entertain applications for Loan against Property for GPA property. One of the main reason for this is GPA doesn’t create any ownership of property for GPA holder. It has been observed that individuals with good income also faces a problem in getting a Loan against Property for his GPA property.
How to Register GPA existing in India?
Registration of GPA in India is done in Sub-Registrar office. GPA in India has to be prepared on stamp paper of appropriate value. The Principal and the GPA Holder have to visit the sub-registrar office with the GPA for registration. The executed GPA has to be presented to the Sub-registrar along with original documents with copies showing proof of ownership, proof of residence and proof of identity. Two passport size photographs and two witnesses who should also have proper identification are also required for registration of GPA.

Registration of GPA existing outside India is also done in Sub-Registrar office. GPA existing outside India can be prepared on plain paper and executed before and authenticated by the Indian Consulate / Embassy or Notary Public. The GPA is then sent to India to the GPA Holder. The GPA Holder has to visit the sub-registrar office with the GPA for registration. The executed GPA has to be presented to the Sub-registrar along with original documents along with copies showing proof of residence and proof of identity of the GPA Holder. Two passport size photographs and two witnesses who should also have proper identification are also required for registration of GPA.

Eligibility for OCI:
An OCI Card is issued to foreign citizens who hold a passport of another country except for Pakistan and Bangladesh. A citizen whose parents were born or were citizens of Pakistan and Bangladesh are not eligible for OCI.
